Located within an existing commercial/retail campus just west of South Park, Downtown West Medical’s Phase I is a 60,000 net sq ft medical office building, wholly leased by and designed with input by HealthCare Partners as their flagship next-generation MOB in Southern California, as well as a remodel of an existing 50,000 sq ft office building on site to accommodate smaller healthcare users. Phase I also includes a 462-stall, 8 level multi-tenant parking structure. This facility serves the materially underserved (by primary care) communities of Downtown, Westlake and Pico-Union, and sets the bar for new commercial development in the area. Great care was taken to minimize the aesthetic impact of the development’s mass upon the surrounding community.
Phase 1’s MOB and parking structure was designed and constructed on an accelerated schedule to meet the user’s occupancy date, and is the cornerstone of a multi-phase healthcare campus development. Phase I includes a connecting plaza, an exterior breakroom area, and a bridgeway for healthcare staff to access the parking structure. Forthcoming phases include a second MOB as well as a remodel of a existing building on site for other healthcare user groups.

Peter Becronis – Partner, Inception Property Group
Peter Becronis is a founding partner of Inception Property Group. Inception Property Group, with offices in downtown Los Angeles and in the Pacific Northwest, is a developer of healthcare campuses, community-based medical office buildings, and senior living communities. Inception Property Group also advises healthcare and senior living providers on their portfolios and growth strategies.
Peter is a recognized expert in healthcare development, having served on and moderated healthcare development panels at regional and national summit events. Peter’s background includes 8 years at Kaiser Permanente, where he participated in nearly a dozen development projects, and previously managed private real estate syndicate portfolios including developing a MOB for the County of San Bernardino, a DTLA multifamily highrise (through groundbreaking), and several pad retail projects. In the 1990’s, Peter was elected to two terms of office on the City of Los Angeles’ Community Development Agency’s Project Area Committee for the Westlake/Pico-Union areas.
Peter has nearly three decades in commercial real estate development, negotiations, asset management, equity sourcing and portfolio strategy.
Mila Volkova, LEED GA, Associate AIA – Studio Manager, Healthcare Design Studio, Ware Malcomb
Mila Volkova is Studio Manager, Healthcare Design at Ware Malcomb. In the industry for over 15 years, Mila brings extensive healthcare design experience to the team. She is highly client focused, with strong conceptual and technical skills and a record of success in exceptional client management. Leading the Healthcare Design Studio, she draws from a wide range of experience such as skilled nursing, urgent care, rehabilitation, outpatient and ambulatory care, acute care/hospitals, and medical office buildings, including OSHPD-1, OSHPD-2, OSHPD-3 expertise.
Mila received her Bachelor of Architecture degree with a minor in Environmental Design from California State Polytechnic University, San Luis Obispo. Mila is a LEED Accredited Professional. She is active in commercial real estate industry organizations and is a member of CREW (Commercial Real Estate Women) Orange County Chapter.
Anjana Bhlowmik, LEED AP – Senior Project Manager, Oltmans Construction Company
Anjana Bhowmik’s educational background in engineering and architecture coupled with her experience in the last eleven (11) years has enabled her to execute high quality, complex and notable projects in an efficient and economical manner for projects for DaVita Healthcare Partners,
PIH Health, Kaiser Permanente, Catholic HealthCare West, Inception Property Group and Robhana Group. Anjana has a MS in Construction Management from Texas A&M University, and a Bachelor of Architecture from the University of Madras in India.
